1. Where is Inspiration at Swan Creek?
Inspiration at Swan Creek is located in Fitchburg, WI, specifically as an infill district in the desirable and locationally convenient Swan Creek neighborhood. If helpful, please use the map here to get further familiarized!
The Inspiration at Swan Creek is 10 minutes from UW-Madison, 15 minutes from the Capitol Square, 15 minutes from Epic, 15 minutes from the UW Hospital, and 20 minutes from the Madison International Airport.
2. Can I build a house with any builder of my choice, or is a specific builder required in Phase 1 lots?
You can choose to work with any builder you prefer for the Phase 1 lots. With that said, we have partnered with Inspiration Homes, a building company designed specifically for this project, and we have curated multiple floor plans packed with premium, homeowner friendly features!
3. What is the build process timeline?
The build process lasts 8 months after contract acceptance – with the first month relating to picking out personal finishes at our design studio with your assigned personal designer.
4. Are there any move-in ready homes available?
There are currently no move-in ready homes to purchase, but stay tuned, as there will be options coming!
5. What is the HOA fee, and what is it used for?
The monthly HOA fee is $33.57 ($402.81 annually), and this is for the purpose of the association maintaining the community. Examples of HOA fee use include snow removal along the private street, “Inspiration Way,” manicuring the two retention basins, and upkeep for the lights and cluster mailbox. The city of Fitchburg takes care of trash and recycle removal.
6. Why is this association in a condo plat, and how does this impact buying a lot or building a house?
To start, this has NO IMPACT on your buying of a lot or house, as you may receive conventional financing just like any other lot, new construction, or resale property of interest. This is a well run single family community that operates like any other single family community you would live in.
A platted condominium denotes the “unit” is the entire lot, meaning an owner is responsible for and owns the interior, exterior, and yard. The association does not have any overarching governance on what you do with your property, and you are not responsible for the costs of other unit owners’ property. The only common spaces are the private road and retention basins, which is the same causation for annual HOA fees in every other single family community built within the last 20 years.
The reason behind the project site being a platted condominium is because the site was not large enough north to south to put in a public roadway, resulting in the need to put a smaller two lane private road in named Inspiration Way. Due to future house addresses facing Inspiration Way, this was the method of operations the city of Fitchburg recommended. This project is like many other condo platted single family communities that have been developed and operate in the Madison area today – Woods at Watch Hill and Fox Hill neighborhoods in Verona for instance.
